HOMEOWNER MAINTENANCE/PREVENTION LIST

Homeowners Maintenance/Prevention List!
The best prevention tool for an air conditioning system is regular maintenance.  Although it is HIGHLY recommended to have your system serviced by a licensed HVAC professional, there are things a homeowner can do to ensure their system operates efficiently.

1. Be sure the condensing unit outside is clear of debris.  Your condensing unit is the outdoor unit which circulates air through itself by pulling air through the coil and blowing out the top. Trees, bushes, leaves, toys, etc., must be kept clear of the condenser so that the air can flow properly.

2. Wash the condensing unit down with a water hose.  This will clear out any dirt and debris which will allow your system to run cooler and will cut down on energy costs.

3. Change those filters!  Dirty filters restrict proper air flow which can cause your indoor evaporator coil to freeze. This minor “do it yourself” maintenance can prolong the life of your system and prevent costly breakdowns.

With the triple digits we experienced in the last week, the last thing you want is to come home and find your system not cooling.  We HIGHLY recommend prevention!  In order to ensure your system is going to cope with this Texas heat, we recommend a Summer Check!  You as a homeowner can also be proactive in keeping your system up to par by ALWAYS changing out your filters! Remember that good air flow is the primary key in obtaining good system performance.  By simply changing your filter on a regular basis you can prevent dirty and clogged coils. 

If you have not had your system checked for the brutal Texas heat, then you should call an expert to come in and conduct a seasonal maintenance check.  The following is the minimum of what you should receive from a system check:

A typical maintenance check-up should include the following:

  • Check thermostat settings to ensure the cooling and heating system keeps you comfortable when you are home and saves energy while you are away.
  • Tighten all electrical connections and measure voltage and current on motors. Faulty electrical connections can cause unsafe operation of your system and reduce the life of major components.
  • Lubricate all moving parts. Parts that lack lubrication cause friction in motors and increases the amount of electricity you use.
  • Check and inspect the condensate drain in central air conditioner, furnace and/or heat pump (when in cooling mode). A plugged drain can cause water damage in the house and affect indoor humidity levels.
  • Check controls of the system to ensure proper and safe operation. Check the starting cycle of the equipment to assure the system starts, operates, and shuts off properly.

Cooling Specific Maintenance

  • Clean evaporator and condensing coils. Dirty coils reduce the system's ability to cool your home and cause the system to run longer, increasing energy costs and reducing the life of the equipment.
  • Check central A/C refrigerant level and adjust if necessary. Too much or too little refrigerant will make your system less efficient increasing energy costs and reducing the life of the equipment.
  • Clean and adjust blower components to provide proper system airflow for greater comfort levels. Airflow problems can reduce your system's efficiency by up to 15 percent.
